These Terms & Conditions (“Terms”) outline the agreement between you (“the Guest”) and Whitehaven, located in Warsop, Nottinghamshire, UK (“the Property” / “we” / “us”).
By booking or staying at Whitehaven, you agree to these Terms.

1. Bookings & Payment

Bookings can be made directly through our website, Airbnb, Vrbo, or approved booking partners.
A deposit or full payment is required to confirm your reservation.
Dynamic pricing applies — rates may vary depending on season and availability.
All guests must be aged 21 or over unless accompanied by a parent or guardian.

2. Check-In & Check-Out

Check-in: from 3:00 PM
Check-out: by 10:00 AM
Early check-in or late check-out may be available upon request and subject to availability.

You’ll receive full arrival details, directions, and access instructions prior to your stay.

3. Cancellations & Refunds

Cancellations follow the policy outlined at the time of booking (via Airbnb, Vrbo, or direct).
We recommend travel insurance to cover unexpected cancellations.
Refunds for specific amenities (e.g., hot tub) are covered in Section 8.

4. Guest Responsibilities

During your stay, you agree to:

Treat the property and contents with care and respect.
Leave the property in a clean and tidy condition.
Immediately report any damage or issues.
Follow house rules, including noise limits and use of facilities.

You are responsible for the cost of any damage, breakages, or excessive cleaning required after your stay.

5. Maximum Occupancy

The property sleeps a maximum of 4 guests (1 super-king room and 1 twin room).
Extra guests or overnight visitors are not permitted without prior approval.

6. Smoking & Pets

No smoking or vaping is allowed inside the property.
No pets are permitted unless otherwise agreed in writing.

7. Hot Tub Use

The hot tub is maintained regularly and available during your stay unless otherwise notified.
Please do not adjust control settings or add chemicals.
Only use the up/down temperature arrows, jets, and light buttons.
Always replace the cover when not in use.
Do not use the tub while wearing fake tan, as it damages filters and surfaces.

If a fault occurs during your stay, we will arrange repair as soon as possible; however, same-day repair cannot be guaranteed.
If unavailable, a £20 nightly refund will be issued for each night the tub cannot be used.

8. Outdoor Cinema & Fire Pit

The garden projector is pre-set; allow 3–5 minutes for calibration before use.
Netflix is available for guest viewing.
For safety, please do not move decorative pebbles in the fire pit.
Allow pebbles to cool fully before replacing the lid.

9. EV Charging

EV charging is available via the Clenergy EV app.
Guests are responsible for managing sessions and payments.
Only use the designated EV charger — not standard sockets.

10. Cleaning & Additional Fees

If the property requires excessive cleaning, rubbish removal, or deep cleaning of the hot tub, a £50 per hour cleaning fee may apply.

Due to premium white bedding, any damage or staining will incur a £25 per bed laundering charge.

11. Safety & Liability

Use of all facilities, including the hot tub and fire pit, is at your own risk.
We are not responsible for injury, loss, or damage to personal belongings.
Please ensure children are supervised at all times, especially near the hot tub and outdoor areas.

12. Wi-Fi & Technology

Free Wi-Fi is available for guest use:

Streaming services (Netflix, Freeview, etc.) are provided, but we cannot guarantee availability due to external provider issues.

13. Force Majeure

We cannot accept liability for events beyond our control (e.g., weather, power outages, maintenance delays, pandemics).

14. Privacy

We respect your privacy and handle all personal data in accordance with our Privacy Policy.

15. Governing Law

These Terms are governed by the laws of England and Wales.
Any disputes shall be handled exclusively in the courts of England.
